EPF headquarters sets a benchmark for smart building innovation

EPF’s move to a new headquarters marked a significant milestone, presenting an opportunity to create a conducive working environment by leveraging the latest technology. The goal was to increase productivity and enhance service delivery to the nation. This was EPF’s first foray into smart building solutions, setting a precedent for potential expansion to other branches.

Discovery

Defining the critical success factors for Menara EPF Smart Building was a meticulous process. Clear objectives and requirements were established from the beginning, alongside guiding principles to ensure project success. Allocating sufficient time and attention to this stage proved essential.

Solution

The transition to a smart building presented several challenges, with user acceptance being the most significant. Moving away from familiar practices required staff to step out of their comfort zones, a shift many were initially reluctant to make. Effective change management was crucial to navigate this resistance.

Results

The implementation of Hevea brought several benefits to EPF staff and operations:

  • Parking Management: The parking function became highly popular among staff, addressing previous parking issues. Despite a steep learning curve, patience and dedication from all parties have gradually smoothed the process.
  • Facility Booking: This function has been widely used, maximising the utilisation of shared meeting facilities and freeing up valuable floor space for other purposes.
  • Lighting and A/C Controls: These controls have significantly reduced power consumption, contributing to EPF’s ESG goals and carbon footprint monitoring initiatives.

Hevea introduced a welcome change to daily operations, replacing old manual processes with a user-friendly app. This shift has significantly improved productivity and efficiency, while also boosting staff morale by offering unique features.

Operational Intelligence played a crucial role in the development of EPF’s smart building solutions. They guided the project from development to completion and well into the DLP, ensuring EPF’s needs were met while protecting the interests of both parties.

Future

Looking ahead, EPF plans to transition towards cloud solutions, facilitating seamless remote working. The goal is to provide fast and reliable services to all members, enabling interactions without the need for physical meetings.

EPF recommends other companies considering smart building or office initiatives to proceed, highlighting the long-term benefits for productivity. The domino effect of such technological advancements can open up further opportunities for innovation across the organisation.

The Goal

  • The objective wasn’t just to build an edifice but to integrate top-tier technologies that would offer superior connectivity, energy efficiency, and security. With the rising threats of cyber-attacks and the need for seamless integration of building systems, the developers sought to implement an efficient Integrated Communications Network (ICN) and an Energy Management System (EMS).

To ensure all building services connected seamlessly on a central network, providing optimal structure and a high level of security against potential cyber threats.

The Results

  • M_Park has made notable advancements in its facilities, significantly enhancing security through an integrated ICN that protects systems and minimises risks, ensuring data and operations are safe. It also offers unmatched connectivity, thanks to the ICN and wireless access, facilitating a flawless experience for those within. Additionally, the EMS promotes sustainability by reducing the carbon footprint and increasing energy efficiency, which, in turn, cuts operational costs. This positions MPark as a beacon of modern, efficient, and secure urban developments.

The EMS provides real-time monitoring and control of energy usage, ensuring peak efficiency, reduced energy waste, and resulting in significant cost savings.

The ICN interconnectivity allows for rapid response to any changes or issues, enhancing building performance.

The integration of ICN and EMS, provides centralisation for quicker decision-making and more efficient building operations.

This innovative development is positioned to re-invent the way we can work. Operational Intelligence developed the converged building and communications services network in a high availability architecture to future proof the development’s connectivity. 

The 5 star NABERS, 4 star Green Star rated development integrates two building forms through a central glass atrium for filtered and natural light, fresh air and direct visual connectivity to outside. Technology solutions also enable underfloor services for maximum fresh airflow as well as individual workstation temperature controls.

For the Australian Government Department of Finance, The Centre for National Resilience (CNR) will supplement existing quarantine arrangements and be available for response to future natural disasters and health crises. 

Operational Intelligence partnered with Multiplex for the Perth facility for the design and supply of Active ICT networking.

NSI is geared to cyber and server supply also, with the CNR Melbourne and Perth locations providing case studies to support this.

Parramatta’s Smartest Tower delivers innovation, sustainability, and cutting-edge design

Features:

  • • Design and construction of a 28 storey PCA A-Grade commercial tower in Parramatta with ground floor retail, end of trip facilities, public domain and laneway works. GPT Group’s vision is to create Parramatta’s smartest building that provides a compelling urban response to the surrounding context and is emblematic of Parramatta’s Smart City Vision.
  • •The building is designed to reduce energy and water consumption and features a ground level ‘urban room’ event space, an elevated podium terrace with river views and a tree covered sky deck as well as floor to ceiling windows to optimise natural light.

Operational Intelligence successfully delivered a comprehensive smart building solution at 32 Smith, integrating BMS, EMS, ICN, and people counting for enhanced efficiency.

32 Smith Street in Parramatta redefined the landscape of smart buildings. Positioned as a new iconic landmark, this A-grade commercial tower spanned an impressive 26,000 square meters of office space in Parramatta. Designed with a commitment to sustainability and energy efficiency, GPT aimed to set a new benchmark in intelligent infrastructure. To realise this vision, Operational Intelligence stepped in, bringing a holistic smart building solution that integrated a range of modern technologies.

The Goal

  • The primary objective was to transform 32 Smith Street into a paragon of smart buildings, integrating systems that not only prioritised energy efficiency and sustainability but also embraced advanced data integration techniques and people-counting solutions. By doing so, GPT aimed to make this development the prototype for future smart buildings.

BMS & EMS by Alerton Australia

The Results

  • Upon completion, 32 Smith Street emerged as a state-of-the-art smart building. The meticulous integration of BMS & EMS, iViva, ICN, and people-counting solutions created an infrastructure that not only conserved energy but also promoted optimal utilisation of space and resources. The client, was immensely satisfied with the results. They recognised the project as a blueprint for future smart buildings. Additionally, with a major tenant like QBE occupying nine levels of the building, the integrated systems ensured ecient management and operations, further solidifying 32 Smith Street’s status as a premier smart building in Parramatta.

The EMS provides real-time monitoring and control of energy usage, ensuring peak efficiency, reduced energy waste, and resulting in significant cost savings.
